Non-refundable, and it credits in full toward your $495 document fee. Placing a hold does not commit you to buy.

The parcel

What you are actually getting

Compass Lake Hills, Unit 5, Lot 10, Block 121. A wooded acre in the Florida Panhandle, thirty seconds from pavement and minutes from two lakes.

Bought direct from the owner

This is 1.06 acres, more than four times the quarter acre lot that is standard in most of these communities, wooded on all sides. We own it and sell it to you directly. You receive a Quit Claim Deed that we prepare and record. We hold recorded title to the parcel, and you are welcome to verify title independently. No agents, no markup, no layers between you and the owner.

Seventy nine dollars a year to own an acre

Annual property taxes are $78.77 per the Jackson County certified roll. That is under seven dollars a month to carry more than a full acre of Florida. Rural Panhandle land has low assessed values and the millage reflects it, while coastal Florida land at a similar price typically runs five to ten times this tax bill. Whether you are holding, building later, or land banking, the carrying cost is close to nothing.

Two lakes, minutes away

Compass Lake Hills is built around Compass Lake, a spring fed lake known for clear water and fishing, and this parcel also sits near McCormick Lake on the community's east side. You get Panhandle lake living from a quiet wooded street without coastal Florida pricing. Fish in the morning and be back on your own acre by lunch.

Between Tallahassee and Panama City Beach

Alford sits in central Jackson County, about an hour west of Tallahassee and an hour northeast of Panama City Beach. Interstate 10 is roughly fifteen minutes south. Marianna, the county seat, is about twenty minutes northwest, with Florida Caverns State Park at its edge. The Gulf beaches and the Apalachicola National Forest are day trips. This is not a remote corner of the state; it is within range of the Panhandle's main employment centers, airports and recreation.

Wooded privacy, and nobody telling you when to build

The lot fronts Bitterroot Street, a quiet dirt road, but paved Fairview Road is about thirty seconds away, so you get the privacy of an interior wooded street without a long unpaved drive. No homeowners association, no dues, no committees. No construction deadline as far as we are aware, so you can hold the land as long as you like before deciding what to do with it.

What we will not pretend about this parcel

Every parcel has something wrong with it. Here is what is wrong with this one, so you can weigh it before you spend a day driving to it.

  • RV use is not permitted as far as we are aware. This is a future build or hold parcel, not a park your camper this weekend parcel. Confirm your intended use with Jackson County before you buy.
  • Bitterroot Street is dirt. The paved road is close, but the frontage itself is unpaved.
  • There is no power, water or sewer at the lot line. Electricity is on the paved road nearby, not here. A well and a septic system are yours to install, and neither is cheap. Get quotes before you buy, not after.
  • No survey has been commissioned. The boundaries come from the plat and the county's mapping, not from stakes in the ground. You can order a survey at your own cost if you want the corners marked.
  • The deed is a Quit Claim Deed. It conveys the interest we hold and carries no warranty of title. Verify title independently through a title company or an attorney before you close.
