Do you actually own these parcels?
Yes. Every parcel on this site is one we hold recorded title to before it is listed, acquired directly. You are buying from the owner rather than from someone holding a contract to buy it. The parcel number is on every listing so you can pull the county record and check that yourself.
How do I know this is real?
Do not take our word for it. Founders Land Group LLC has a registered address and a phone number that reaches the owner, both at the bottom of this page. Every listing carries the parcel number, the coordinates, the plat and the county appraiser link. Check the county record before you call, then ask the hard question on the call.
What does a hold actually do?
There is one of every parcel, so a hold takes it off the market in your name and nobody can outbid you while you check it. $50 holds it for two days, $100 for four, $200 for eight. Holds are non-refundable and credit in full toward the $495 document fee. Placing one does not commit you to buy.
Can I buy the whole parcel on the website?
No, and you should not want to. The site handles the hold. The parcel itself is closed directly with Harpreet, either in full or on owner financing, with the terms agreed in writing before anything is drafted.
Do you run a credit check?
No. We own the land outright and carry the financing ourselves, so there is no lender, no application and no credit check. A low down payment and a monthly figure are agreed with you in advance.
What if the parcel turns out to be wrong for me?
You will be told, and usually on the first call rather than the fourth. Nobody on this side of the table is paid a commission to move you along. If you walk away after a hold, the hold is not returned but you owe nothing further and there is no contract behind it.
