The parcel

What you are actually getting

Most parcels this size give you one way in. This one has frontage on three roads, 580 feet of it, which is the difference between fitting a house onto a lot and choosing where it sits.

On the county's books this is not one lot, it is four. The legal description reads Block 26, Lots 17, 18, 19 and 20 of Interlachen Lakes Estates Unit 16, held together as a single 0.86 acre parcel. What that allows is Putnam County's to answer rather than ours, but it is worth knowing you are buying four platted lots and not one.

Walking it

Easy to get onto, and generally flat. There is about ten feet of rise across the whole 0.86 acres. Oaks and saw palmettos, thicker in some spots than others. Room to cut a homesite into the middle and leave the perimeter wooded, which is the cheapest privacy you will ever buy. No signs of gopher tortoises.

Where it sits

Interlachen, in the Putnam County lake country. Hitchcock's is about five miles out and there are seven grocery stores within twenty. Palatka is thirteen miles, Gainesville twenty eight. It feels considerably more remote than those numbers suggest, because there are very few neighbours on these roads.

Utilities, plainly

Power runs along Usina on the eastern side. Clay Electric Cooperative and Florida Power and Light both serve this area, so the call to make is which one takes the connection and what they charge for it.

There is no public water and no public sewer out here. A well would need to be drilled and a septic system installed. Septic suitability has not been determined on this parcel, so a perc test and approval from the county health department are the buyer's to arrange before building.

Getting in

The roads are dirt and they get rougher after rain, though they are maintained. Traffic is light. Nothing about the drive asks for a special vehicle in dry weather.

What we would say before you drive out

This is raw land. It is not cleared and nothing is run to it. Everything above is what we saw standing on it, not the output of a survey. Liens and encumbrances: none per public records. Zoning, setbacks and permitted use are Putnam County's to confirm, and worth confirming before you commit to a plan.
