Day 4: Legal Descriptions Decoded (S-T-R)
"Section, Township, Range." It sounds like a foreign language, but it's the only map that matters. Here is how to read the "Hieroglyphics" on your deed.

If you rely on an address like "123 Pine Street," you are guessing. That address might be a "Ghost Address." Real investors rely on the Legal Description. Today, we decode the "hieroglyphics" on your deed known as Section-Township-Range (S-T-R).
1. The Giant Grid (PLSS)
Florida is part of the Public Land Survey System (PLSS). It was created by Thomas Jefferson to turn the chaos of nature into a perfect mathematical grid.
Think of it like a giant ladder or a checkerboard laid over the state. Everything starts from a central point (The Meridian). We measure everything North/South or East/West from that dot.
2. Township vs. Range (The Coordinates)
This is your X and Y axis.
The Township (T)
Measures North/South (The Ladder). "Township 9 South" means we are 9 squares below the baseline.
The Range (R)
Measures East/West (The Columns). "Range 24 East" means we are 24 squares to the right.
3. The 640-Acre "Section"
When a Township and Range intersect, they form a massive 6-mile by 6-mile box. That box is divided into 36 smaller squares called Sections.
Each Section is exactly 1 Mile x 1 Mile (640 Acres). In the video, we looked at a 22-acre parcel—that parcel lives inside one of these 640-acre Sections.

4. The Secret: Read it Backwards
When you see a legal description like "NE 1/4 of SW 1/4 of Section 24," it is confusing. The trick is to read it backwards.
- ✓ Step 1: Start with the Section (Find Section 24).
- ✓ Step 2: Go to the Quarter (Find the SW 1/4 - 160 acres).
- ✓ Step 3: Go to the Quarter of the Quarter (Find the NE 1/4 - 40 acres).
